The modular construction project in Darmstadt’s Lincoln District combines affordable living with contemporary architecture and sustainable building methods. A total of 274 apartments in various sizes offer modern living spaces that flexibly adapt to different lifestyles and create a harmonious neighborhood atmosphere.

The building structure is based on the internationally patented modular construction system from Pacarada Modular Building Systems, which enables precise prefabrication of 1D, 2D, and 3D module elements in the factory and efficient assembly on-site. This significantly shortens construction processes, reduces material waste, and allows for flexible floor plans that can be expanded or adapted as needed.

The residential complex meets the KfW 40 efficiency house standard and is complemented by QNG and DGNB certifications covering all life-cycle phases. Strong insulation and efficient building services also ensure CO₂-free operation. Emissions are likewise reduced during the construction process, while the modules, following a circular approach, are fully de-mountable and reusable.
