A new modular development is taking shape in Darmstadt's Lincoln Estate, combining affordable housing with contemporary architecture and sustainable construction methods. In collaboration with the City of Darmstadt and the Hessian Ministry of Economics, Energy, Transport, Housing and Rural Affairs, 274 flats of various sizes are being built, catering to a range of lifestyles and creating a balanced neighbourhood environment.


The individual buildings in the neighbourhood are being constructed using the internationally patented modular building system from Pacarada Modular Building Systems. The precise prefabrication of 1D, 2D and 3D modular elements in the factory, combined with efficient on-site assembly, significantly speeds up construction processes. At the same time, material wastage and costs can be substantially reduced. Particularly in the current challenging construction and market climate, the modular system thus provides the basis for implementing projects of this scale economically and reliably.


At the same time, the modern residential complex meets the KfW 40 energy efficiency standard and is complemented by QNG and DGNB certifications across all life cycle phases. Strong insulation and efficient building services also ensure CO₂-free operation. Emissions are also reduced during the construction process, whilst the modules are fully demountable and reusable in line with a circular approach. A peaceful living environment is combined with easy access to the city centre, whilst spacious green spaces offer a place to relax and car-free zones create a pleasant atmosphere in the neighbourhood. The apartments are finished to a high standard and bathed in natural light, with an underground car park and accessible facilities further enhancing the level of comfort.
