The modular construction project in Darmstadt’s Lincoln District combines affordable living with contemporary architecture and sustainable building methods. A total of 278 apartments in various sizes offer modern living spaces that flexibly adapt to different lifestyles and create a harmonious neighborhood atmosphere.
The building structure is based on the internationally patented modular construction system from Pacarada Modular Building Systems, which enables precise prefabrication of 1D, 2D, and 3D module elements in the factory and efficient assembly on-site. This significantly shortens construction processes, reduces material waste, and allows for flexible floor plans that can be expanded or adapted as needed.
The residential complex meets the KfW 40 efficiency house standard and is complemented by QNG and DGNB certifications covering all life-cycle phases. Strong insulation and efficient building services also ensure CO₂-free operation. Emissions are likewise reduced during the construction process, while the modules, following a circular approach, are fully de-mountable and reusable.
The living environment balances everyday needs with overall quality of life. Quiet residential areas meet short distances to the city center, generous green spaces offer recreation, and car-free zones create a pleasant atmosphere within the neighborhood. The apartments feature high-quality fittings and abundant natural light, while an underground car park and low-barrier access solutions further enhance comfort.

Our latest property project is all about sustainable change: we are transforming a large residential site with two existing residential buildings. The aim is to maximise the potential of this unique property and create modern living spaces that combine functionality, aesthetics and sustainability.

The two buildings will be extensively renovated and optimised for energy efficiency to ensure maximum living comfort with a minimum environmental footprint. In addition to modernising the interiors, we are placing particular emphasis on integrating environmentally friendly technologies and high quality materials.

This project reflects our philosophy of designing properties for the future and creating value that lasts.

Project in Frankfurt-Unterliederbach

The Elisabethenhof in Frankfurt-Unterliederbach is being transformed into a unique adventure farm for people of all ages. Existing buildings will be completely modernised and generously glazed to create an inviting atmosphere in harmony with nature. A place to meet, relax and enjoy for young and old.

A wide range of activities will be created in the extensive areas of the farm: Self-picking apple and pear orchards, our own greenhouses for fresh produce and a vibrant marketplace where local farmers and traders sell their wares. Visitors can enjoy nature, discover local products and spend time together – a true experience for all the senses in the heart of nature.

The farm will also be a place for socialising. In addition to play and adventure areas for children and seating and standing areas for parents, the 20,000 square metre site will also include a retirement home to encourage interaction between the generations.

The Elisabethenhof will be a special place for everyone, harmoniously combining nature, enjoyment and community.

Located at the intersection of Oranien and Nassau Street, the 9 luxurious apartments in Bad Soden combine permanence and freedom – characteristic of the history of the Netherlands, whose tradition has persisted since the liberation from Spanish rule by William of Orange to this day. Spread over three buildings and around 2000 m², the apartments offer modern architecture and luxurious furnishings.
